PGT Impact Garage Doors: The North Miami Owner’s Guide

We stock and install PGT-compatible impact garage doors across North Miami, with typical installed prices ranging from $2,800 to $5,400 depending on size, wind-load rating, and hardware package. Most PGT impact garage door replacements we measure in North Miami are completed within one to two business days once the written quote is approved. Homeowners usually discover a problem when the door won’t stay in the track during a storm, the impact glass shows a spider crack pattern after a minor impact, or the torsion spring makes a sharp bang and the door suddenly feels twice as heavy.

Which PGT Models This Applies To

Which PGT Models This Applies To

PGT’s impact garage door line breaks into two main series: the PGT Aluminum Impact Garage Door (AI-series, 2-inch slat, rated to +60/-70 psf) and the PGT Thermally Broken Aluminum (TBI-series, 2.5-inch slat with polyurethane core). The model stamp lives on a metal tag inside the top track, left of center when facing the door from inside the garage. It reads something like “PGT-AI-18×8-W6” - width first, then height, then wind zone.

The critical compatibility gotcha: PGT switched from a 1.75-inch bottom roller bracket to a 2-inch bracket in 2019. If your door was installed between 2015 and 2018 and you’re replacing a bent bottom bracket, the new PGT OEM part won’t bolt to your existing track without a spacer plate. We stock both configurations on our North Miami trucks because we’ve run into this exact mismatch in older homes along NE 123rd Street and the Keystone Islands area.

OEM PGT hardware carries a 10-year warranty and matches the original finish exactly. Quality aftermarket equivalents from Clopay and Amarr fit the same wind-load specs at roughly 15% less cost, but the anodized finish rarely matches PGT’s “Bronze” or “White” beyond two years of Miami sun exposure. We specify which route we’re quoting and why.

Signs Your PGT Impact Garage Door Is Failing

  • The door drops hard and fast when released halfway. PGT impact doors use a paired torsion spring system calibrated to the slat weight plus impact glass mass. One broken spring overloads the second; within two weeks of the first failure, the second spring typically snaps too. The bang homeowners describe is the spring unwinding against the shaft.
  • Impact glass shows a dense spiderweb crack but hasn’t shattered. This is the laminated interlayer doing its job, but the panel has lost its structural rating. PGT’s impact glass uses a 0.090-inch SentryGlas interlayer; once cracked, the panel no longer meets Miami-Dade HVHZ standards and must be replaced as a unit, not patched.
  • The door binds in the track during manual operation. North Miami’s salt air corrodes the vertical track’s interior surface, and PGT’s standard galvanized track (not stainless) develops raised corrosion spots after 6 to 8 years within a mile of the bay. The rollers catch, the opener strains, and the door rack warps.
  • Daylight visible between slats when the door is closed. The rubber astragal seal at the bottom and the inter-slat vinyl seals harden in Florida heat. PGT specifies EPDM rubber rated to 158°F, but garage roof temperatures in North Miami regularly exceed 170°F in July and August. Hardened seals no longer compress, and the door fails the water-infiltration portion of its rating.
  • The opener reverses immediately or stalls at the same point. PGT impact doors are 40% heavier than non-impact equivalents. A 1/2-horsepower opener installed by a general contractor who didn’t read the PGT spec sheet will burn out its motor within 18 months. The stall point is usually where the door transitions from vertical to horizontal track.

Replacement Cost & What’s Included

Modern floor-to-ceiling bedroom windows with tropical palm tree view
Replacement Cost & What’s Included
Component Price Range (Installed)
PGT AI-series door, single-car (8’x7′) $2,800 - $3,600
PGT AI-series door, double-car (16’x7′) $3,800 - $4,800
PGT TBI-series door, double-car (16’x7′) $4,200 - $5,400
Impact glass panel replacement (per panel) $680 - $1,100
Torsion spring pair (OEM, with labor) $340 - $480
Full track and roller replacement $580 - $820
Opener upgrade to 3/4 HP (if needed) $420 - $620

What drives the range: wind-load zone (W6 vs. W8, per Miami-Dade’s map), whether the existing frame is square (we measure diagonals to 1/8 inch), and whether the opener needs replacement. Every quote we write in North Miami itemizes parts, labor, and permit fees separately. The price on the measured survey is the price on the invoice. Our 365-Day Done Right Promise covers labor and installation; PGT’s manufacturer warranty covers the door itself. We pull permits and schedule inspections as part of the scope, not as an add-on.

DIY or Call Us?

There’s a safe middle ground and a hard stop. A homeowner can verify the model tag, photograph the failure, and check the opener horsepower rating against the PGT spec sheet - all useful, all safe. What we don’t recommend: winding or unwinding a torsion spring, removing a cracked impact glass panel, or attempting to straighten a bent track. The spring stores enough torque to break a hand or launch a winding bar. The laminated glass panel, even cracked, weighs 80 to 120 pounds depending on size. And a track that looks “close enough” to straight will destroy the door’s rollers within months.

We carry PGT-compatible springs, brackets, rollers, and seals on our North Miami trucks. If the door requires a full panel or complete door replacement, we measure, quote in writing, and typically install within 48 hours of approval. Call (786) 706-0468 to schedule a survey. The visit carries no charge, and you’ll leave with the measured document and a written price.
