The homeowner near Arch Creek still had the original windows from 1964. The aluminum frames conducted heat straight through, the glazing had no interlayer for debris impact, and the sill tracks had corroded from decades of salt air. We measured every rough opening to the eighth inch - the customer kept that survey - and specified PGT WinGuard vinyl impact windows with a .30 U-factor and .25 SHGC for the south-facing elevation. The written price matched the measured document exactly. Installation took two days, permits were pulled and passed, and the photo record shows the flashing integration at each head jamb.

A Sans Souci homeowner called after finding soft drywall below their living room slider. The Keystone Point homeowner’s west-facing great room was unusable after 2 p.m. - interior glass surface temperatures hit 120 degrees in July, and the AC ran continuously. We used a laser thermometer during our survey to document the heat gain, then specified ES Windows with soft-coat low-E glazing, argon gas fill, and a .20 SHGC. The U-factor dropped to .28. The written quote included the performance data for each specified unit, not generic “energy efficient” language. The existing garage door was a standard 25-gauge steel panel with no wind-load rating - fine for Orlando, not for a home three blocks from Biscayne Bay. The homeowner’s insurance renewal had flagged it. We specified a Mr-Glass impact-rated garage door with a reinforced 14-gauge track system, heavy-duty rollers, and Miami-Dade Notice of Acceptance documentation. The written scope included the wind-load rating in pounds per square foot, the track anchorage pattern, and the permit pull. An Enchanted Lake homeowner wanted to break up a boxy gable end without losing the impact rating or creating a maintenance headache with field-applied trim. We surveyed the opening, the adjacent units’ sightlines, and the roof pitch to specify a ViewLux custom trapezoid with an integrated nailing flange. The critical detail was matching the sightline - the visible glass-to-frame dimension - so the custom unit didn’t read as an afterthought next to the standard rectangles. The factory built it to our measured template, and the photo record shows the continuous sealant joint at the head and the sightline consistency from the interior. The written price was fixed before fabrication started; no change order when the unit arrived.

Patio Door Conversion - French Door to CWS Sliding System in Biscayne Gardens

The Biscayne Gardens homeowner’s French doors opened inward, which meant a 42-inch arc of dead space in a room that couldn’t spare it. Out-swing wasn’t an option - the exterior was a covered patio with furniture.
